First Time Home Buyer in San Antonio: A Step-by-Step Guide

The steps I walk first-time buyers through, from pre-approval to closing.

Buying your first home is a big step, and I love helping first-time buyers in San Antonio get there with confidence. Here’s the order I’d follow if you’re a first time home buyer in San Antonio or anywhere in Texas.

1. Get your finances ready

  • Check your credit and pay down debts where you can.
  • Save for your down payment (if your loan needs one), closing costs and moving.
  • Talk with a lender and get pre-approved so you know your real price range.

2. Look into first time home buyer programs in Texas

Texas has state programs through TDHCA and TSAHC that can help eligible buyers with down payment assistance or mortgage credit certificates. Some cities and counties have their own programs too. Your lender can help you see which ones fit. Veterans and service members should also read my VA loan in San Antonio guide.

3. Choose where you want to live

Think about commute, schools, home style and HOA rules. My San Antonio neighborhoods guide is a good place to start. First-time buyers often compare areas like Live Oak and Universal City and Schertz and Cibolo.

4. Tour homes and make an offer

Browse listings on my San Antonio home search and save the ones you like. When you find the right home, I’ll help you write an offer on the Texas contract, including the earnest money and the option period, which gives you time to inspect the home.

5. Inspect, appraise and close

  • Schedule a home inspection during your option period.
  • Your lender orders the appraisal and finishes underwriting.
  • Review your closing disclosure, do a final walk-through and sign at the title company.
  • After you move in, apply for your homestead exemption with your county appraisal district.

Frequently asked questions

Are there first-time home buyer programs in San Antonio?

Yes. State programs from the Texas Department of Housing and Community Affairs (TDHCA) and the Texas State Affordable Housing Corporation (TSAHC) offer down payment help and other assistance to eligible buyers. Your lender can tell you which ones you qualify for.

What is the option period in Texas?

On the standard Texas resale contract, the buyer can pay an option fee for a set number of days to inspect the home and end the contract for any reason. You and the seller agree on the length and fee.

How much do I need to save to buy my first home?

It depends on your loan type, price range and closing costs. Ask a lender for a written estimate. If you're a veteran or service member, a VA loan may not require a down payment.
