Where to look for San Antonio homes for sale
Each part of the San Antonio area feels different. Here is a quick way to narrow your search before you open the map:
- Close to downtown and historic homes: King William, Pearl and downtown and Monte Vista, a historic district just north of downtown.
- Separate cities in the central San Antonio area: Alamo Heights, about 5 miles north of downtown, and its neighbors Olmos Park and Terrell Hills, served by Alamo Heights ISD, with school eligibility verified by property address.
- Master-planned north San Antonio: Stone Oak, north of Loop 1604 between Blanco Road and US 281, with a master property owners association and individual HOAs.
- Near JBSA-Randolph: Schertz and Cibolo and Live Oak and Universal City on the northeast side.
- Hill Country and river towns: Boerne up I-10, Helotes in northwest Bexar County and New Braunfels on I-35.
Searching for a home before your PCS
Buying from another duty station is very doable. Use the map search to look around your JBSA location, send me the homes you like, and I’ll tell you what the listing photos don’t: the street, the traffic and how the area fits your commute. Clients have bought with me while living hundreds of miles away. Read my JBSA PCS guide for where to look near each base, and my VA loan guide when you plan your financing.

Before you start touring homes
- Talk to a lender about pre-approval first, so you know your budget before you fall in love with a home.
- Using your VA benefit? Request your Certificate of Eligibility early and review the steps in my VA loan guide.
- Check the school district for each specific address. District lines don’t always follow city lines.
- Drive your commute at the time you’ll actually be on the road before you commit.
- Not ready to buy yet? See houses for rent in San Antonio while you learn the city.
Frequently asked questions
How do I use this San Antonio home search?
Use the MLS home search to browse San Antonio homes for sale and check current availability before arranging a tour. Create a free account to save homes and set up listing alerts.
Can I search for houses near my JBSA base?
Yes. Use the map search to draw your search around JBSA-Fort Sam Houston, JBSA-Lackland, JBSA-Randolph or Camp Bullis, then test-drive the commute at your real reporting time before you commit.
Which school district is a San Antonio home in?
Check every address with the district itself, because district lines do not necessarily match city lines. For example, Alamo Heights ISD serves Alamo Heights and Olmos Park, North East ISD serves Stone Oak-area addresses, Helotes is in Northside ISD, and Schertz-Cibolo-Universal City ISD serves addresses in Schertz and Cibolo.
Can I buy a San Antonio home with a VA loan?
Yes, if you’re eligible. VA-backed purchase loans come from private lenders, and VA backs part of the loan. Eligible borrowers with sufficient entitlement can often buy without a down payment when the sales price does not exceed the appraised value, subject to lender requirements. Request your Certificate of Eligibility early.
What should I do before I tour homes?
Talk to a lender about pre-approval so you know your budget, check the school district for each address, and drive your commute at the time you’ll actually be on the road. Then reach out and I’ll set up tours.
Can I search rentals here too?
Yes. Visit the homes for rent page to search San Antonio rental listings, or send me a message and I’ll help you narrow down areas.
