I’m a San Antonio native and an Army spouse, and our family has made 8 moves in 15 years. If you just got orders for Joint Base San Antonio, here’s how I’d approach a PCS to San Antonio, from choosing an area to finding the right home.
Start with your JBSA location
Joint Base San Antonio isn’t one base. It includes JBSA-Fort Sam Houston, JBSA-Lackland and JBSA-Randolph, plus Camp Bullis and other sites around the city. Your daily drive depends on which one you report to, so that’s the first thing I ask every military family. My JBSA military relocation guide covers each location in more detail.
Fort Sam Houston housing and other options near each base
Some families live on post, and many choose off-base housing. If you’re comparing Fort Sam Houston housing with homes nearby, look at commute, schools and the kind of neighborhood you want. Here are a few areas families often look at:
- Near JBSA-Randolph: Schertz and Cibolo, plus Live Oak and Universal City.
- Near JBSA-Fort Sam Houston: close-in neighborhoods like Alamo Heights and Monte Vista, Olmos Park and Terrell Hills.
- Near Camp Bullis: north San Antonio areas such as Stone Oak, and Hill Country towns like Boerne and Helotes.
- Compare everything: my San Antonio neighborhoods guide.
A simple PCS home-search checklist
- Look up your housing allowance with the official BAH calculator and decide on a comfortable budget.
- Talk with a lender early, especially if you plan to use your VA loan in San Antonio.
- Map the drive from each area you like to your JBSA gate at the times you’ll actually commute.
- Check school district boundaries directly with the district.
- Decide whether to buy or rent. If renting fits better, see houses for rent in San Antonio.
- Use the installation’s relocation resources on Military OneSource.

Frequently asked questions
When should I start looking for a home before a PCS to San Antonio?
As soon as you have orders, it helps to start comparing areas and talking with a lender. That gives you time to learn the commute to your JBSA location and decide whether you want to buy or rent.
Where should I live near JBSA?
It depends on which JBSA location you report to and what matters most to your family. Many families near JBSA-Randolph look at Schertz, Cibolo, Universal City and Live Oak; families near JBSA-Fort Sam Houston or Camp Bullis often compare central and north San Antonio areas. I'm happy to walk through the options with you.
Can I buy a home in San Antonio before I arrive?
Many families start the search remotely with video tours and online listings. Talk with your lender about occupancy rules if you plan to use a VA loan.
